I am doing a job in Shaker Heights OH for which I currently have 150% of budget in escrow with the town housing dpt.I can only get the funds released once violations are rectified.

Also, note that if the liens have been released, usually that's a matter of public record, if someone chooses to go searching for that information.

Zillow is actually make press releases regarding NAR, well basically they say they're well positioned to punish the traditional brokerage (Re/MAX and its friend) biz model.What I do notice in many industry in America, all these private company tried to push their own pricing as "market" when the sector is new, and after years after one large company(or its cartel) monopolized the industry , the gov. step in and say "hey you guys, you are violating this and that, you are manipulating this and that"....We will see different brokerage industry few years from today.

The buyer and seller sign disclosures at closing outlining all of the various risks of a subject-to transaction; they agree and understand that they are voluntarily proceeding, having had the opportunity to obtain the advice of independent counsel; and of course they release everybody involved (including any real estate agents) from liability.Ours even spells out exactly what will happen if they try to blame us for their own stupidity including agreeing to indemnify us for any attorneys fees and expenses we incur in defending and/or dismissing the complaint.
