Owner RE has work and risk.  

Without it the lease would remain between the previous owner and the tenant, you would not even be entitled to rent...

Getting into almost any property in Charlottesville for under $200,000 is quite the feat.

I've handed off my LTR to a separate PM and they want to be named on a general public insurance policy for the unit, but truth be told, I feel like I need a solid umbrella policy to cover the MTR and any claims against myself and husband as the owners of the property.

However, I've NEVER had a note called on any properties and the vast majority were "subject too" and/or owner financing.

As a sole operator, you have all the policies and procedures in your head and can apply them to many properties without referring to a binder.

Hello @Evan Thomas Andriola - I only have one property that does not have separately metered water for each unit (a Triplex with 2BR units).

He lives across the street from 2 of my properties in FL.
