It must in my opinion meet the 4 pillars of real estate investing (leveraging OPM, Cash Flow, Appreciates, Tax benifits)  All 4 needs to work in your favor on your first home to monopoly over to next one3.  

I can look at a deal and think its a great deal based on my rules, you may look at the same deal and not see a good value based on your rules..When I help investors buy properties and coach them I explain that there are 5 pillars..1.

We are painting the font porch, pillars, handles and spindles white.

This one has a yellow dot that looks to be maybe a little bigger than a half dollar on the front porch pillar. i have seen this on other properties as well, one boarded up with the same yellow but also a red one next to it. wondering if it is city or bank markings. . .?
