Hey @Jorge Leon - It might be worth looking at your insurance as a total package (i.e, car, home, umbrella, etc.) and take that to a broker who might be able to get you an overall price. 

In my network I've reached out to a RE friend of mine and she has a investor end buyer that is interested in my deal which consists of 3 properties as a package deal from the seller i.e the seller does not want to sell just 1 of the properties it must be all 3 of them which are cash flowing rentals.My question is my RE friend has to legally transact the deal on a "CAR" purchase agreement.

So my question is, where can I find analysis tools or spreadsheets that I can use to work out the numbers and put together a formal/semi-official/convincing package to present to the prospective investors?  

He puts together detailed comp packages anytime he sources a house. 

read your HOA documents, typically this would be the responsibility of the association as the meters are common area elements, but without seeing those docs everyone would be guessing.

In fact  there's a company that markets quite heavily on this BP that sells uneducated investors formation packages that are completely impractical and unnecessary but there are plenty of accountants out there who do the same.  

It was sitting because it was way over-priced and they wanted to sell it as a package with the house they owned next door.
