We try to offer a winter promotion of $200 off the first few winter months then make the lease 14-16 months so that the lease end date is not in the winter again!

I’ve built relationships with brokers who specialize in Harlem, and one of them brought this off-market deal to my attention.

I am expecting to do 3-4 deals per year until I get to 20 properties or so and then snowball the debt so they are all paid off by retirement. 

But if I wait another 3 (1/2) months, I can pull out $280,000, because I can go off the appraised value then.

If you can make me believe your vision makes $, and that your the guy to pull it off, I'm handing you $ in proportion to what my reward can be for it, and how certain I believe you can deliver on it.  

But since i rarely held more than a year all the others got paid off quickly so I did not have to do all the hidden tricks to try to fool the bank or well not fool the bank or servicer but make it harder for them to figure out I was now the owner.
