Like @William Collins said, there are opportunities out there but if you are too excited, you will overpay and then be stuck digging yourself out of the hole.

Do your own research and dig at least 5 layers deeper than AirDna data.

Larger dogs are more likely to dig or chew, but some smaller breeds are more likely to relieve themselves indoors.Do your research and you can get an idea of what pets are best suited for a rental.

One thing of note, I recommend you dig into your local laws regarding trust accounts for security deposits.

If you were not notified, and they simply stopped.....its time to start digging to make sure something is amiss. 

You may want to dig deeper if you think you have a situation title companies don't see often.

Title companies are in the business of “clearing title” so they’re the experts in digging into these things and finding out if the owner owes anybody anything.Pre title will actually list out any liens or clouds on the title and you would know exactly what’s needed for a clear title.

I did not dig into the other lenders you listed, so they all could be just as good, worse, or better.
