something tells me that might not fly don't know for sure.but seems to me have to sell existing home to free up mortgage slot so U can buy this one.. but with 10k your going to have a tough time you probably will be underwater on a home you only put 3% down on in 2018.. tough one.

You then only use up 1 conventional spot and then you can build your 2 yr hx up as a 1099 and be ready to rock your 10 conventional slots ;)

Whether bigger pockets or any other medium you have to put time in and provide quality content and information so that you can demonstrate knowledge and expertise.The premium membership has many benefits but it's not a slot machine just cranking out lead after lead with no work involved.I get tons of leads on here but I still have to qualify them before they could possibly become a client.

@Aaron MoayedIf you are investing in your own name, you will not have an entity with a California nexus.You could also explore non-corporate entities such as land trusts to create an enhanced liability layer around an out-of-state property but still stay away from any California nexus.

I'm wondering: if I do a Series LLC in a different state to hold multiple investment properties, and I reside in California, will I have to pay the California Nexus FTB Cost ($800 registering foreign entity) for each "child LLC" within the Series LLC, or could I have multiple properties under the series LLC and only pay ONE $800 Nexus Cost?

just selling the old systemmost counties really frown on this and make it super difficult to do.. plus you basically need to be a private detective and have Accurint data base ( lexux Nexus)  to have any assemblence of hope to get any of these deals done.
