This isn't a bad setup at all, but still has some holes.

So, I got to help a family figure things out, I got to help them reorganize and get out of a massive hole, while I make money as well...Thats example is probably the biggest reason why pre-foreclosures for me.  

Make sure the flashing is appropriate for your roof slope.Fill in the larger hole for this vent using plywood with supports from the back if needed.

It was well worth it since I had monetary gain, but I also learnt a lot from this project!!

There was also some minor damage: handful of nail holes in every room, their cat scratched up some of the trim, a bunch of dings/gouges around the doorways and in the bedrooms, marker stains on the bedroom wall.More significant damages: The tenant put glow stars up in the kids bedroom.

Call your agent and ask.The court will ask them what their monetary loss is.

It was our fault so it is what it is, but it sucks that an honest mistake that would have been a super tiny inconvenience for the guest ended up being a huge thing for us with a monetary fine and likely lots of money lost in future reservations.  

I'm personally trying to get outta this hell hole, but others seem to like it here. 

Review each cities Codes before getting too far down the rabbit hole so you aren't disappointed when you're under contract or post-closing.
