I remember I use to try to convince owners to allow section 8 in the Greater Pittsburgh market because, as you said, rents can often be much higher and from my personal experience, the tenants were often better, longer term tenants because it was hard as heck to get on the section 8 voucher program and even harder to find a place that accepted it.

Their filter is way to strong as well as you cant say if a property is not accepting section 8 and can't use the word glass.

I’m making a few assumptions: 1) at least some buyers and sellers will accept much less agent handholding than commonly assumed, 2) the primary value that agents add is a) pricing guidance and b) advising clients on offers and counter-offers, and 3) there’s no truly compelling reason why North America has the highest average commissions in the rich world.

If the non-signing spouse agreed to the easement and received and accepted the consideration paid, it very well may be valid as to them.

I've underwritten hundreds of deals, submitted tens of LOIs and not had a single one accepted- The BRRRRs I did do weren't true BRRRRs because of low appraisals, or not accounting for all costs properly and I ended up leaving around $10k for each one in the deal.
