But some (Dave Ramsey) people would rather have just a few paid off properties making just a little cash flow.

Chicago need another million people in population to force us to push south.   

Ideally they did not pay over retail because if they did they could easily lose the money they put into the property if the loan gets called.  

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.

It was tough to find people with the same out-of-state focus.Honestly, your best bet is probably leveraging online resources and connecting with others who invest in the same markets you’re considering.
