But yes, if the furnace is from the 80's it won't be long before the inducer goes or something else and you'll be throwing money at an 25 year boat anchor.

That seems like a reasonably obvious answer that my stress induced thinking completely ignored.Now, if he does resolve the lien himself or we purchase anyways and get it taken care of, moving forward it shouldn't matter that he had purchased QC and ran into all these issues, right?

In some states the real estate license laws prevent this (as a sort of Buyer Inducement) while others say "induce away."

Also keep in mind agents are intentionally "under list" to generate extra eyeballs and interest to induce a bidding war that creates what we see as "overpaying."

There's lots of ways the note can be written that will be beneficial to you and to him (he can get modest periodic balloons if needs them as an inducement, for example).Bottom line - you are standing with your pants down around your ankles.

Lying to a seller to induce them to sell at significant market value discounts, such as $100k, with intent to specifically do something else and only said such to get the profit spread, is equity stripping and theft by swindle, illegal in all 50 states.

So while we see the slow down here as well, the impact on the market is different: our list to sold ratio is still over 102% in Milwaukee, while most other markets have dropped down to 98%.Nobody knows what will happen to rates, but there is a pretty good chance we will be back at about 5% by mid next year - which means all the demand that is in mortgage rate induced hibernation right now will flood back into the market.
