I am looking to grow the portfolio to short term rents in Daytona Beach, Florida.  

Keep in mind that these offices love to charge you their premium package (€250-€350 and up) while usually, you will be perfectly capable of doing some tasks yourself, especially in the beginning when there are not that many things happening in the new SL.

Our growth has been entirely organic, driven by word-of-mouth referrals, but we’re now looking to expand our reach to new investors who might be interested in our offerings.I’ve seen and heard a lot about lead magnets (e.g., signing up for an eBook in exchange for an email address) and was wondering if anyone has suggestions on lead magnets that have been particularly effective in converting interested parties into prospects.I’d greatly appreciate any advice or guidance you can share.

Personally, I'm in the growth phase so I'm still working to acquire more properties and utilize more leverage. 

It's not easy, but all successful agents operate like a business with daily tasks to attract leads and follow through on those leads.

.)- Average days on market- Absorption rate- Historical data on rents and sale prices in the area- Population growth- Main economic drivers (industries, individual companies, etc.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events). 

Consider population trends, job growth, and economic stability in these areas.2.

Having used both, I would go with propstream if you're looking for a solid data platform, and are investing significant money into other systems as part of your business and its growth model.

I suspected growth would happen.. so this was a 150k play. 

I'd like to add another SFH to the business  in the near future with the main goal being grow the business as fast as possible.
