Has anyone had experience with RJ Bates's Titanium University training/community?

I already have the knowledge, experience, and systems in place to do about 20 properties this year.

If so, I would say it is more about experience / service than amenities.

Investing close to home allows you to gain hands-on experience, learn the ropes, and be more involved in the day-to-day.

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

That's looking at it through a narrow lens though, when you zoom out to 5-10-15 years down the road and calculate the difference, in my experience the appreciation has been far more beneficial than the $200 difference per month in cash flow from a different market.
