Hi @Mackenzie Lopez,If you read our Terms of Use page under "Removal of Content" - BiggerPockets does not remove UGC simply because the Original Poster (OP) requests that it be removed.

Listings include the active inventory of existing single-family homes and condos/townhomes/row homes/co-ops for the given level of geography on Realtor.com; new construction is excluded unless listed with an MLS that provides listing data to Realtor.com.

Of course that will be required and the OP needs to understand what that entails.

I used licensed plumbers, electrician, and framing contractors (most of what required permits had licensed contractors).In the case of the OP, if seller in disclosure disclosed that owner builder was used and not all work was performed by licensed contractors, he would be compliant with the rules in my markets.Best wishes

That's what the OP here has been up against.You can find decent cashflow on paper in Syracuse right now, but not in areas expected to benefit from Micron's growth.

Rates could stay the same, but they could also rise (hurting equity value) or fall (forcing OP to reallocate). 

Maybe I'll start just cutting and pasting in a canned response but for now I'm still customizing for the OP
