Section 8 will deem their asking rent "unreasonable") I'll explain it again (speaking s-l-o-w-ly): Section 8 uses the HUD guidelines for fair market rent which are based on the 40th percentile of a moderately priced apartment in a  given zip code.

DSCR only requires that the rents be equal to or greater than the PITI payment or the ITI payment if you go I/O interest only.You can use DSCR for a cash out refinance, Purchase and even a "Rate and term" which is when you want a lower rate or get out of a HML - Hard Money Loan, Balloon payment, Adjustable rate getting ready to expire/adjust (Recast).

Contrary to Melanie's awesome performance, most individual RE investors per multiple academic studies do worse by 3-4% per year than the REITs do, and many reasons for this, REITs have access to lower cost of capital, lower property management costs (Realty Income-O-, spends 0.6% a year on all management), and many other reasons, but big problem, REITs as very liquid, then people can buy high and sell low causing poor returns too, as above.

Any provider that promotes a specific course of action w/o informing you of the risks presents multiple issues:1) Such a company is not focused on you; they are focused solely on your credit card.2) 401k, QRP, SDIRA, LLCs, tax, asset protection, etc. are areas of complexity and you can't possibly identify every risky tax position and protect yourself.
