I cash flow them to buyers on lease options with a hefty option payment up front to me.

I actually am working with a buyer right now that wants me to manage his house hack.  

Having a famous former owner can add value, but it really depends on the person and the buyer pool.

Add that to the $1.2M and we get a total ask of $4.7M.The $400,000 in earnings could not support that debt service and he was unwilling to lease the real estate to the new buyer. 

As sellers realize that buyers cannot pay the same price for the same income stream as before due to the higher rates dampening overall buyer returns over that 6-month market cycle, sellers will eventually transact at lower prices, making it more apparent to sellers where the current market pricing is.

It essentially includes having a buyer for a specific property BEFORE entering  in a contract with a seller.  

So i can get better deals being a cash buyer. 

Same with Myers home buyers, they put out alot of good homes too.   

If you’re in a hurry to find a deal fast then you might be going at it with too much desperation that a seller can feel and get nervous about.P.S I am a direct buyer or not a Whole Seller.
