I imagine that's an anomaly and, as you mentioned earlier, success has more to do with motivation than attending expensive seminars.I'd be interested to know the percent of people who attend those boot camps and buy a MHP in the 24 months that follow.

This anomaly has had local industry experts speculating a drop in activity since July, but sure enough the number of total transactions done in September resembles the amount of activity that tool place in April 2019.

Hey @Ariel Vincent The majority of properties are booked at listing price, for those anomalies which are not, we would consider this unusual behaviour and would not pick this price change up.

I know how to calculate it; the problem is that it seems like there is always a fly in the ointment that makes one property's cap rate an anomaly from the rest of the neighborhood that takes away from comparing apples to apples.For example, whether or not the landlord pays utilities can offset the cap rate.
