I am building a home theater here at our primary.

A larger, single family house will have a two car garage that can be turned into a game room, adventure room, movie theater and a full size pool.

My 2023 goal is to partner with someone(s)on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

A new school has been built in front of my house, new stores are coming in, a movie theater was built near by, and there is interest from Amazon to built more warehouses.

I tune in for information, not theater.

A 2 bedroom cabin with a theater & game room can rent with similar and sometimes better numbers than a 3 bedroom without amenities.

Great prices, good restaurants, nice casino, movie theater, bowling alley.

Then think theater, projector screen then once you have that throw a game console on it as well.  

We have been seeing nicer homes around surrounding areas of Denver (specifically Thornton, Commerce City and Littleton) for the same price as they are closer to Denver but offer much more and we are wondering for example Some of our concerns are being far out from most things (5-10 miles) in terms of grocery stores, movie theaters, malls but being only 20 minutes out (15 miles) from one of the biggest medical campuses and close to the airport and we are worried that some the little things like aren't attractive to renters or traveling nurses, being too far out from some things but close to others. 

I don't know another person who can say they were Obama's medic on his motorcade, I was in the Middle East Theater's War Room in Kuwait in 2005, I was the Incident Commander of the world's only Nuclear Waste disposal site in the world...that may or may not had radiological releases happen.
