I am soon to be closing on a property that my wife and I and our two toddlers plan to rehab and move into and rent out our current house. 

I have toddlers so this would be welcome. 

See below: 1-Our rent is $3,500 (should be closer to $3,800) and the second unit is $4,700 (should be 5k)2-I could come up with 300k down and qualify for 1m loan (prob more considering rental income From second unit 3-I am comfortable paying 5k/month 4-Duplex will be listed for 2.48m for a 1031 exchange 5-Our neighbor says their side need a lot of work, upwards of 50k (original carpets, stoves, etc. this number is complete estimate) 6-His family is heavy in real estate investment. 6-We’re a family of four (two toddlers) and can move Into the larger unit, but will tough it out and stay in the smaller one to benefit from the higher rental income They’re coming to take pictures tomorrow so I imagine the landlord will Call me today or tomorrow to discuss.

We also have a toddler so it’s hard to fix the place while we live in it as you said. 

We've also been told not to look S of Gate 1 since we'll be initially living in the property.Looking to do a min 4+2 SFH ranch buy & hold that we (family w/ 1 toddler and 1 elder big dog) need to owner occupy and rent 2 rooms out for about a year before turning it into a STR/military crash pad or LTR.

I’m a busy medical student and my wife manages a business while we are also raising a toddler.

Families with toddlers tend to avoid pools.

We have a 70 lb rescue dog who is the sweetest best behaved dog we've ever encountered that hasn't damaged anything of ours in 4 years of owning him and tolerates the antics of a 2 year toddler with more patience than I have. 

@Trang Vo have you tried talking to the tenant like an adult vs treating like a toddler, and simply explaining your issues and concerns, and asking "what's going on?". 

Can someone share their budget sheet they utilize when analyzing deals and explain each line item to me like I’m a toddler?
