Rental maintenance issue

We have rental duplexes and maintain them well and have had no issues with our tenants regarding them.  We completed major remodels in February after a 2 year process so as not to inconvenience the tenants,  So we understand tenant maintenance issues.  My question is in regards to us as tenants.  We purchased a home for our family to live in and are currently remodeling the entire thing inside and out, some of this we are running into issues with the city with regard to slope engineering so we are leasing a home in the meantime.  Our lease is up in July and we asked the landlord for the out of state owners if they have any idea what their intentions are at then end of the lease because We have a vacation mid July and would need enough time to find another home and also pack/move.  I have toddlers so this would be welcome.  I have been given no confirmation only evasive answers which is really up to them and i'm fine with so decided to relocate because of our vacation and our home will not be ready for another 9-12 months.  The issue is maintenance, the home is built in 1984 and is in the hills of Orange County CA.  It has zero upgrades for the original build and aging but acceptable.  We have had a major slab leak just after we moved in which took 6 weeks to fix and inconvenienced our family greatly, we have had 5 other plumbing issues and 4 electrical ones. About half the pool tiles fell of and broke into the pool, which the asked if would mind fixing because the Owner lost his job, I happily did it.  Early Spring, the pool heater went out and needed $500 worth of work which they did.  The drains in the backyard have never drained since we moved in 14 months ago which I made the LL aware of and we had downpours just after we moved in and the water almost entered the sliders because it would not drain, 14 months later, nothing has been done, but yellow and black smelly sludge and mold seep up from the drains.  The is an original patio cover over part f the yard, which has splitting wood at 3 of 6 post bases half way up the 10 foot posts, 5 of the 6 have wood rot at the bases where they meet the concrete and are erroding, the Simpson anchor straps are not attached to the posts bases on 4 of them.  I have brought this to the LL's attention for 6 weeks to which I have received no reply to 4 emails and 2 text messages and one call.  With the weather becoming nice out My Wife worries that my girls may cut themselves on the rusted metal from the anchors and if the cover is safe to stand.  We have been good tenants as we would expect our our tenants.  I am wondering if the LL or Owner is ignoring this because in 3 months our lease is up and they wont renew.  Any suggestions on what do here??  I appreciate any feedback
