The best way is to meet with contractors and suppliers and build a database of costs so you know exactly what things will run.

Also, you need to take draws against the loan so unless you can negotiate some really great payment terms with your vendors and suppliers, you are going to need to have some more cash of your own.Pre-pandemic, the "serious" ones will charge 2points up front and start you off 10%-12% interest.

@Kenneth Biason I don’t know that I could make a cabinet suggestion as I’m usually working with overseas suppliers on cabinets in larger multifamily buildings and the bulk purchase is done by a contractor on my projects (typically over 100 units at a time).

i could care less. they are happy and every time they give me tips or suggestions on what my move should be. i tell all the agents i work with "you are not the only agent i do business with". if they dont like it, they dont have to answer my calls.I keep a spreadsheet with every contractor/supplier i work with. unfortunately, i update that list CONSTANTLY. contractors lose their motivation, stop calling back or find someone else to work for. frequent contact with them even in between projects is important to keep the relationship going.

I worked as a Project Manager for a national builder in the Permian Basin and even as the #1 home builder in the nation we had nothing but difficulties finding, utilizing, and keeping trade labor not to mention out of state (or at least out of the area) suppliers and manufacturers.

@Chris Adams you're probably right that in your area it is different than in Georgia.With that said, in Atlanta the water company is also owned by the city and the law here states:(c) A public or private water supplier shall not impose a lien against real property to secure unpaid charges for water furnished unless the owner of such real property is the person who incurred the charges.
