I learned in GRI class that you can go into your MLS, pick a sub division, change sold to 0-365, select all, print, and you can print a Fannie Mae 1004MC statistics  pdf report to give to your client, or for your own education. 

In terms of the program you are asking about, I would crunch the numbers but be very wary of their statistics touting how great they are.

I never once read some statistic, or listened to the na sayers .

Request the death certificate from the local county vital statistic dept.

Depending on the property and location, crime statistics etc...
