If you prioritize debt reduction and long-term financial security, allocating extra funds towards paying off your mortgage can help achieve your goal sooner.

Understand the seasonality of your chosen area, as some beach towns have a strong year-round appeal, while others peak during specific seasons.Since you’re not prioritizing immediate cash flow, focus on properties with strong appreciation potential.

Like for me I have a business I enjoy that produces active income I don't see myself stepping out of anytime soon, so I am prioritizing the nicer areas/properties that might not cash flow as much right now but will in the future and provide me with good depreciation to offset active income right now.Just such a personalized thing that doesn't have a one size fits all approach.  

Sounds like I should prioritize that given the current situation with IRS. 

I'd really tell folks to prioritize getting the location of the property and their systems in place well vetted before playing ball.

But prioritize quality here, I'd also tell you to no more MFs & to go get a SFR.
