We currently have 1 multi-story apartment complex (informally known as "The Highrise") that is limited to seniors and handicapped, 1 complex of 4-plexes also for seniors and handicapped, and 2 "low-income" apartment complexes, which are a mix of duplex & 4-plex units.

If they are under the age of 60 but handicap the move will have to have their consent.If there are any charges associated with the service that are to be paid by the tenant, that will be considered a rent increase.

The NOI leads to the cash-on-cash which become deposits to your account - - cap rates are like golf handicaps -- topic for discussion at the 19th hole (aka club house).Appreciation is totally uncontrollable, so I ignore it.

the protected class in SECTION 3.1 of NCGS 143-422.2 "It is the public policy of this State to protect and safeguard the right and opportunity of all persons to seek, obtain and hold employment without discrimination or abridgement on account of race, religion, color, national origin, age, biological sex or handicap by employers which regularly employ 15 or more employees."

I described the issue we are dealing with with a deeded parking space that is designated as a handicapped space here: https://www.biggerpockets.com/forums/311/topics/26...No lawsuits, it is Fannie approved.
