My wife and I drive through there occasionally going to Pittsburgh and we've noticed a lot of new businesses to catch the new activity. 

Occasionally you can achieve cap rate compression for growth or the building comes with extra land for some value add but that's not a given.

Commissions have always been negotiable here, and we’ve been seeing 2% fees offered to buyers agents occasionally for a few years already.

I would occasionally get emails from them and it was difficult to get a response back when I’d reply, so I just decided to move on.  

I clean all shared areas of the home, cook occasional meals for guests, lawncare, maintenance, and shop for them (consistently provide milk, bread, basics etc)?
