Hi folks, this has been all over the news and social media so I hope it's not a surprise to anyone but I just wanted to cover all the bases.Due to legislation spearheaded by the RI attorney general earlier this year, there is a new RI rental registry in place that requires all rental unit owners (even short term rentals) to register every rental property and rental unit in the state of RI, by October 1, 2024.The website is www.rentalregistry.ri.gov and you will also need to upload a current lead certificate ("Certificate of Lead Conformance") for each rental unit.The demand is so high that lead inspectors are currently booked out into November and December, so I hope you already have lead paint certs for all your units.

I've  seen Finance Cowboy's (Jaren Sustar's) videos in my Instagram news feed and watched a couple of his YouTube videos.

Sorry to be the bearer of bad news. 

I haven't been following this too closely but this is what many various news sources have reported and I believe that's why he's being sued and is supposedly under investigation). 

If it's not a lot you could easily end up upside down in this home in a shaky market and that's bad news if the buyer/tenant becomes a problem. 

Hello Felicia, The good news is that rates have started to come down a bit so that can help your cashflow a little more.

If you are buying a turn key and do not expect to take cash out for a few years just gauge that on your prepayment penalty years.Rates vary depending on credit scores, LTV, DSCR ratio, Loan amount, Property type, number of units.Good news is rates have been dropping so DSCR may not be a bad option if you buy and simply refinance in 12-24 months.

Being in the real estate business, I enjoy watching real estate news on social media, it gives me peace of mind.

The other markets might be as well, but what I know about my market is we saw 2% appreciation throughout our mls last year despite the national news of real estate being in a decline… we are so insulated from the “bubble” conversation.
