Can you help an active investor knock on doors, place flyers, cold call, etc? 

to be clear on my journey here. i am new to wholesale. this was my first cold call to a seller. the ARV is 2.5 to 2.6. i have some rental properties that i cash flow on currently.in my recent history of buying properties to flip, i keep getting outbid on off market deals.  

It is basically anyone who has the cold cash to either purchase the property for you completely, while they hold the lien until the terms have been made. 

A cold lead would be someone that expressed interest but has not taken it further.A warm lead is someone that has expressed interest and  did an adsional step, like you have spoken before (or already) and is still interested.Now that this is out of the way.My question is,  do you still stand by your question?

Than when inflation is happening and the issue of the day for some reason everyone lost there freakin minds and cold is now hot, up is down....   

They are willing to grind, cold call, door knock, and other prospecting more than any agent I have ever met.

Secondly, insurance does not care if it is cold.

They say in brand building that people should either love you or hate you (hot or cold), nothing in between.
