Since I plan on living in this I do not mind keeping money tied up in the property to make sure everyone gets paid back.i wished I could get a flood insurance quote but the insurance company said I need an elevation certificate done.i have a friend live some what in the area and said he pays 700/ year which is something I can afford if I can get some what the same price.

I recently read an article in the Business Journal that vacancy rates in Houston average over 25%, the highest of any city in the country.I'll drive by on an elevated part of the freeway and look over at a building.

I'm sure you'll agree they are just too complex.I have also been evaluating whether I want to post 8.5x11 laminated elevations on each wall, inside the house, of what I want that wall to look like for the GC to reference while I am at work.

So I feel it's definitely a limiting factor to a sale.I feel like I'd be narrowing down my possibilities of a successful transaction telling the seller I'll cover it and expect a unrepresented buyer working on their credit to bring a huge EMD, Purchase Option, and/or pay elevated rent.

And if the home is designed with them in mind (ADA compliant bathrooms/kitckens, elevators for a multi-unit, etc.), it just seems like a good way to go.
