Why not purchase (finance) a property that is either dual zoned- residential/commercial or zoned residential in an area where it is possible to rezone as commercial or dual use later down the road?

If you go at it alone or allow the seller's agent to also represent you (dual-agent) - then you have no representation in the process, which may not be the best course of action if you are truly "very new to investing" - as you state.

Jacob, Yes, the wholesaler gets the property under contract then finds another buyer for the property usually at a higher price and then they have a dual closing where the property is sold on paper to wholesaler then resold usually same day to wholesaler's buyer.
