There are hard money lenders willing to do desktop or drive-by appraisals that may work with you, but you'll have to call around.

So now, I have 2 outlets coming from presumably the same line, supporting regular household items like a pc, and phone, and a lamp.

I realize this will very likely require more than 1 appraiser, as the appraiser would have to somewhat know the subject area to perform a desktop appraisal. 

I was curious how this would affect closing of houses UC.For anyone under contract, lenders are allowing drive-by and desktop appraisals.

The 2001-02 tech recession was bad in the RTP area as Nortel/BNR shut down, as did Alcatel and IBM (mostly PC side, now Lenovo) The GR (2008-2011ish), when 'funded' closings failed because the financial institutional backers went bankrupt overnight.

I understand what it is that you are saying and that's why I'm thinking that I would have to start with a desktop appraisal just to get a ballpark figure but then actually go out and look at the property in person and take pictures so I can see firsthand what kind of condition the property is in and also do as you say look at different comps in the area to see what they're going for before renovations and after.
