My .02This is just one data point, but it supports this belief -- we just sold a rehab property for another BP member who I believe was considering a flat-fee listing prior to speaking with us.

My belief is that you place yourself where the client is looking for you and not you looking for them. 

I do many things everyday that are based on some history of practicality or belief that does not exist anymore, but I still find value in doing them.

If you have something to say, say it.What you have said concerns the belief that as long as a landlord is being consistent he is not discriminating that is where my question is heading.

However the range of "normal " is probably 2 months to a year.One of my beliefs is if you do what successful people do often enough and persistently enough you to will be successful.

Do your homework and align yourself with someone who shares your beliefs and goals (albeit at a much greater level than you at this time).

We have always operated under the belief that "because we (the company) own the properties that we manage, then we are exempt from requiring a broker's license".

In the end however it is your property, your money, and your beliefs, so you need to come to a solution that makes you feel happy with yourself at the end of the day.  

Not every PM can manage every part of town well, at least that's my belief.

It doesn't say anything about cash flow and can misguide you since operating costs can vary significantly by market.
