Questions on Flat Fee Listing

Good morning all. I'm a rehabber as well as a licensed agent. However, I'm looking at using a flat fee service for a property I own as opposed to listing with my broker. I have two questions:

1) Does it make sense to do this as a Realtor. There's a couple of reasons I'm doing it including to control costs.

2) Do buyer's agent ignore or lower the priority of the listing simply because it's with a flat fee Broker and not a traditional broker?

most MLSs wised up about 6 years ago and started requiring that the listing agent have both Agency and indicate the scope of service they were hired to do.

Once this happens buyers agent became wise to the definition and now understand that their workload on this type of listing increased..thus some will blackball the property..

With that said if inventory is low and in demand then flat fee or limited service listings are more accepted.

You also may want to check with your broker to confirm you have the right according to your broker agent agreement.
