If you go for a jumbo loan, you can get more out (possibly, jumbo cash-out has their own guidelines but the LTV are generally not very generous and the rates are much higher).  

Always forecast higher on rehab and lower on your appraisal as banks are less generous with cash out refi estimates when compared to comps for actual sales. 

The sponsor feels comfortable making this gesture because when the loans are originated the pool is in first position and they have the borrowers equity behind them.

That's awfully generous.

Because "no one" wants to live there, prices are low, but section 8 housing voucher is very generous. 

The reasons my rate is so low is because I got my money from family and they were ever generous with the rate.

I had a tenant who "generously" told me (leaving owing me a months rent) that he left me one of those stupid barbecue grills along with a really heavy headboard (no foot board), a large and broken set of bedroom drawers and a TV table also broken down.I was supposed to be grateful that I had to haul this crap to the curb all because it wouldn't fit into his U-Haul.About the only entertainment with all of this is that the rental is in a neighborhood where folks come by and pick up this stuff like vultures picking over dead bodies.

I tend to do most of my investing currently in Brooklyn NY, and zoning over there is R6 a lot more generous than the R4.
