The upfront costs you may have are: title (insurance/CPL/stamps/surveys/any add ons, settlement/escrow, appraisal, credit, wire, notary, tax, transfer tax, insurance, prepaid interest, impounds, HOA fees, and points if the product requires.

People are willing to pay up for those fancy complexes (mostly apartments) with really high rents, but there's an equal number of people that just want something that is a nice roof over their head, in a good area, where they aren't paying for every little add-on...definitely some other good comments in this thread as well.

@Kody J Moehr It sounds like you are doing a house-hack.House-hack is slightly complicated for tax purposes as you acquired an investment property in addition to a personal residence.Payments related to the investment property are expensed/capitalized if they were directly related to the rental unit.
