To add on to @Nathan Fisher, there are some overlooked areas in Greater Cleveland - if you are looking for lower property taxes, take a look at the Lake County area.

The upfront costs you may have are: title (insurance/CPL/stamps/surveys/any add ons, settlement/escrow, appraisal, credit, wire, notary, tax, transfer tax, insurance, prepaid interest, impounds, HOA fees, and points if the product requires.

I've had a lot of luck with the 50% add-on offer, on days where the day before or after a guest's stay is available.

People are willing to pay up for those fancy complexes (mostly apartments) with really high rents, but there's an equal number of people that just want something that is a nice roof over their head, in a good area, where they aren't paying for every little add-on...definitely some other good comments in this thread as well.  

If you don’t have a clause in your lease concerning renters insurance then you should add one.

To those who offer this type of add-on service like bike rentals, do you make guests sign waivers?

Post an add on craigslist saying you will pay $100 to have photos taken of your rental.

Anyone have anything to add on Excalibur or any other good property manager?  

We're only allowed to add on about 130 sq feet for our garage converted ADU in the works. 

@Kody J Moehr It sounds like you are doing a house-hack.House-hack is slightly complicated for tax purposes as you acquired an investment property in addition to a personal residence.Payments related to the investment property are expensed/capitalized if they were directly related to the rental unit.
