For that reason, I would recommend a syndication if that’s your situation.if, however, you have time to devote all of your efforts to it, you may be happier being the captain of your own ship and investing in single-family or multi family real estate.

I just don’t want to pay for a mentor that is strictly over the phone vice someone who can walk with me, and I can job shadow and watch them do deals first hand.

But I would rather choose a market that offers over 10% appreciation on a larger asset with 5% COC than vice versa. 

In some markets Postcards can work better then letters and vice versa. 

So a deal that looks great to one will look terrible to another and vice versa.As a conservative investor, I want to see my sponsors have at least a full real estate cycle experience with little to no money lost.

Do you target the absentee list over inheritance or vice versa?

I've gotten huge response rates from some mailers that didn't yield a single deal, and vice versa.
