We took the old Master Bedroom, tiny Master Bath, second Bedroom, and Hall Bath, and turned it into a gorgeous Master Suite with an incredible bathroom and large Walk-In Closet.

We advertised to college students who are used to rooming and charged $800 per bedroom plus a portion of utilities- So we collected $1600 a month for a tiny 2 bedroom house as opposed to $800.

Some had to rent ridiculously expensive tiny homes or drive a good way to where they had lodging!

I've been a listening for quite a while and am here to start exploring more resources in the BP ecosystem as I take my journey in real estate to the next level.Last year I travelled the country in a self-built tiny home to find my next home after leaving the pacific northwest due to wildfires and drought. 

For some background: I am buying a 3MM Adventure park in CO. (8 Tiny homes, 5 yurts, and the property itself has water rafting, climbing, ATV's, and event venues).In the past I have always said and done 25% of the property value in reserves, I have taken flak from my investors but always wanted to be safe.

Seal up any entry points you can find but they can squeeze in through tiny little spaces.
