What % of property value do you keep in reserves?

For some background: I am buying a 3MM Adventure park in CO. (8 Tiny homes, 5 yurts, and the property itself has water rafting, climbing, ATV's, and event venues).

In the past I have always said and done 25% of the property value in reserves, I have taken flak from my investors but always wanted to be safe. But... with a property this big and with all of the adventures, How much would you recommend?
