I mean if you looked at the hardwood floors in the middle of the day you couldn't tell what was hardwood and what was roaches. $600 worth of pest control later and cleaning every corner with a toothbrush the house is roach free.

I have tried talking to the 2 companies the realtor received estimates from and both have said that the crawl space under the house is enough to be able to do the work from underneath and not tear up the nice new hard wood floors.

Thank you, when I did my walk through all it needs on a surface level inspection (my experience is tearing several rooms down to stud and rebuilding, running electrical, etc and 1 year as a realtor so in other words not extensive) is to complete tearing up the old flooring and restoring the hardwood, new appliances, water heaters, possibly some updating, and maybe a furnace.
