Found a Property I love but...

I have found a property I absolutely love. It is a 4unit multi-family located in NC. It is fully occupied with, and is listed for 249. I like this property for several reasons location, after renovated with desirable upgrades (hardwood, granite, attention in bathroom and kitchen) I know rent would almost double. It is also built on land that is zoned for more units to be added at a later date. My dilemma is I live in DE, and only have about 7k out of pocket. 

Is there anyone on BP Nation who could help me acquire this property given the scenario? Again Property is located in North Carolina, and I am looking for private lending whether its hard money or something else.
