I probably look like a cash cow at this point because it's the equivalent of having $7k land in her lap on a $600K deal.

A home with rental income will be in the area you want with the amenities you desire, and will bring in some rent, but it won't be a cash cow property.

Been involved (conservatively) with the stock market for a few years now, but wanted to expand on what I'm buying and holding/selling, ultimately making it my cash cow.

As such, you will likely have to self-coach by digesting all the valuable resources you can.Another option is to get an entry level job with a firm that does what you want to do so you can get experience without having to risk your own capital.

Also, I will never sell off a cash cow like this.

Right now I am really trying to digest as much information as possible and BiggerPockets seems to be a wealth of great information.

But the resources here in BP is phenomenal, absorb as much as you can and ask as much as question as it takes to get you started.I am still in the process of digesting all this information, reading the guides, and I still haven't dabble into the podcast yet.
