Congratulations on handling yourself very will with a difficult tenant.If there is an employer or agency that needs to verify the information with someone's landlord, normally they like to send that directly to the landlord to avoid false information.   

Probing is the best solution to understand the problem, might be you don't know the answer then and their, but their is no harm in saying that I will get back to you, which will give them a re- assurance that you are not giving any false commitment.

That will definitely get bookings for you, but their suggested prices are absurdly low, so change your price once you start getting bookings.

Also be sure you are shopping around 1050 for a single tree sounds absurd.  

Also, I tell them we do thorough background checks and if anything they tell me during the interview turns out to be false, then it's a deal breaker.

Do not spread false hope that contractors are perfect.

Actually, they put in actual rent to expect as $2700 for a 1 bedroom in Sacramento which I think is absurd.

Adding a garage door as a false front on a room behind it, is no better than creating the non permitted room.Why not get a real bid on the work, instead of contractor friends saying it will cost that?

I was suppose to close on another one on Friday but just read entire asso docs from 1970s and find out it doesn’t fit my intended use for it when seller agent flat out false advertised it !!!
