It also tells you what generalities it won't cover (something not of record  but observable by inspection), so you will observe and ask questions and get things fixed prior to closing.Ninety percent of the value of title insurance is that it forces (if you're smart) disclosure and awareness, thereby preventing claims in the first place.As for owner's policies in general, one should have them.

The main things are water drainage and long-term damage caused by water.Interior, it's usually pretty obvious how well a property is cared for by an owner when observing the common areas and basement (if you have a basement).

I have done a lot of learning in the past about house hacking/buying a multiple unit property and it is something I've wanted to do, but I have seen several people close to me dealing with major property repairs/expenses, and suppose I am just a little gun shy about buying my own property after having observed their experiences.

So the better the market the lower the cap rate (i.e. you can observe this in the formula NOI/Value - for a given NOI, the higher the value the lower the ratio).

(Often you can "solve" low flow of a hot water faucet by changing any/all elbows you can access from the water heater to that faucet.)So, the short answer to your question is...when repair costs due to plumbing leaks and/or blockages start rising notably, or you are observing several signs of hidden leaks.Once you are past the 25 -30 year mark, you are bound to have more leaks, stoppages, and low flow (as well as prior, poor, repairs).

@James Park I am not sure there is 100% generalize this but from my observation here in the bay area the schools with Asian majority do much better than schools with less Asian.
