@J PatWe have written into our leases that when the tenant has been given notice that someone is coming to the property to perform whatever service is scheduled and that service cannot be completed because the service person was unable to enter the house or backyard for any reason, then the tenant will be charged a service call.We state that the charge is a minimum of 65.00, however, if a company charges a higher fee, then the tenant has to pay the higher cost.This covers us for pest control, landscapers, repairs to the property, scheduled inspections etc.I was having issues until we added this to the leases.

He wants to stay.Its 107 year old house (2/1 + 1/1 side unit) on .5 acreSo what I did:Called my bro-in-law who owns his own pest control biz and lined him up to take care of termites for meAs FHA loans would not close due to termites I watched DOM tick up-up-up-and up.Now kids are back to school and people are settling in for the cold harsh brutal California weather we are famous for. lolI then made an offer at 175K, cash, & caretaker gets to stay at current rent.

I don't want to rent to that profile, no matter what the circumstances.As far as your add-on questions, I would be concerned about any pests coming to your property unit in moving boxes, but not mold.
