My fear in my wildest dreams is using a payment vendor to collect rent is they sign up 1000s of landlords, make that transfer at the 1st of the month from tenant to their account, and then poof ....disappear/go out of business before they pay you and 1000s of others.A couple of clients also use a system through Chase....I think you can send invoice to the tenant to pay to your Chase account.

Your CPA is the person to do this.Anything you MIGHT want to argue is a "one time expense that should be excluded from consideration" to your mortgage guy while also telling your CPA that it's an expense associated with the home... keep all the receipts, invoices, etc, for 2 years, about that expense.Also, tell your CPA to max the F out depreciation, in all forms.Before I keep going into the weeds here... honestly, I have 4 clients every year (5 this year, assuming #4 gal calls me in a panic on like April 10th just like she did last year...) that show me their "rough draft" tax returns before filing.
