As to the comment implying selling and later taking properties back, or churning, those that do that intentionally will be having their dues to pay.

What this implies is that you will be relying on appreciation for decent cash flow whether you want to or not.

What throws me about some of the responses is that people are implying that $30K is a lot of money.
