As I mention in my bio page, I've put a lot of thought into what might be the right next step for me and my personality, and I find there is no greater challenge than being an entrepreneur and that there aren't many other great fits in this realm that call me like real estate.

I am a MF/SF investor, realtor and entrepreneur here in Atlanta.

@Brandon Turner, I thought it might be a good idea to formally introduce myself.Originally born and raised in Israel, I've been living in LA since 2003.I'm a Musician by trade and an entrepreneur at heart. 

My careers included accountant, insurance sales, entrepreneur (retail...successful, but took too much time, so sold so I could spend more time raising my boys), software developer, college instructor, college administrator, and instructional designer (curriculum developer).Over the years, my husband and I rehabbed a few properties for rentals, which we later sold, so now that I am at loose ends again (the college I worked for the last 10 years gained a new administration who decided to lose a few hundred employees), I decided to try my hand at flipping.

With a mountain of student loan debt to pay off coupled with my desire to achieve financial freedom, I have now decided it's time to start building my own portfolio as an entrepreneur and investor.I am starting off with wholesaling to generate cash flow and I eventually plan to accumulate rental properties.

@Michael Smathers to make a living as a real estate entrepreneur that makes money monthly by solving problems for homesellers  Problem: house won't sell because there's no equity Three tools: subject to, lease with option or lease purchase, wraparound mortgage\land contract---- How to sell it  Draw three columns on the landscape piece of copy paper First column: traditional sales with agent paying costs to sell:  6% for commissions, 2% closing cost, 2% negotiation room, 3% sellers concessions,  spruce up cost like painting or carpet or landscaping out front for curb appeal Second column:  traditional property manager renting property out with Tenant that may or may not pay, figuring in vacancy and remarketing costs when a tenant moves out and you need a new oneThird column:  seller financing solutions:   say to the home seller : "You must be willing to help the buyer buy the property" What if statement : I don't know if you would be interested in this kind of solution, it will definately make you more money, but it might take more time to get the money, what if, and I don't know if my business partner would agree, but what if I can help you get a payment that would be very close to your overhead payments, payments to the bank, insurance payment, and taxes payment, if I can get that kind of payment to you every month to pay your overhead,  and then buy the property at whatever the loan balance payoff is, currently it's approximately $200,000, but let's say you got 24 Piti payments on time, and the balance in 24 months was 199,000, would  that be something that we should even talk about or maybe not ?"

I always have lots respect for entrepreneurs and you seem like a successful one !
