Sub-to is definitely not sus and is a legitimate way to invest in real estate ( I don't do subto deals but I know people who do)You can go the seller financing route / creative structures as well as partnering with someone who has capital to deploy if you are able to find the deal and run the day to day.Plenty of ways to do no money down you will just need to leverage more.

If you have plenty of other capital to deploy, and paying down that loan a bit quicker isnt going to keep you from continuing to invest in other avenues, then I don't see a major downside.
