I am a licensed broker here, as well as maintain a person relationship with the leaders of commercial lenders, property managers, etc.

My real estate team leader put in a pool and a bunch of concrete and it cost him about $100k.

The business belongs to the team leader and will stay with them.

My wife and I found the house by searching the MLS religiously, we just wanted to buy our first house... there was no element of it being an "investment" beyond just gaining equity by owning vs renting.
