If your goal is financial independence with $X passive income by a certain date, then being frugal with your money or your personal time isn't "unnecessary", it's a choice.  

If a couple weeks pass and the relationship isn't working out, I'm happy to let clients out of it because I try to avoid unnecessary headaches and wasting my time.

As a wholesaler, you rarely take title to a property, so I think this is an unnecessary expense.

The best thing about this business is that you don't have to worry how you look and you can always concentrate on your job without getting conscious of some unnecessary things.
