The property is only about 10 years old and generally seems to be in good shape; minimal improvements would be needed outside of a fresh coat of paint, carpet in common areas and landscaping.

The house has lots of perks, not the most updated but nice, energy efficient, low taxes, solar panels on the roof, roof needs a coating,  and kitchen needs updating but if I would to rent it I can leave it as is for now.

You want rent to not put too much pressure on their business model to succeed and thrive.Since there are apartments  upstairs the commercial tenant likely only pays a percentage if any of ongoing repairs and the apartment tenants generally pay nothing.It is therefore key to scope the sewer to the street, see when the parking lot was last re-coated and re-striped, check how many layers on the roof,etc.If to many layers insurance will not write a policy on the building.

To be fair it was a 3k sf house with very bright paint colors that required multiple coat's but the 1st guy didnt even give me a bid becuase it was too small of a job and the 2nd guy was 14k plus 5k for carpet for lowes theres 20k right there.

If the house looks the same as the photos, it wouldn't need much more than a coat of paint, wall paper removal, and a more updated look on the kitchen cabinets.
